By using analystdennis.com, the Underwriter tool, or booking a consultation, you agree to these terms. If you don't agree, please don't use the site.

What this site is

Analyst Dennis provides real estate deal analysis, contractor bid review, and construction advisory content and services for the Los Angeles market, including a free self-service calculator ("the Underwriter") and paid consultations booked via Calendly.

This is not professional advice. The Underwriter tool, this website's content, and any numbers, estimates, or opinions provided through them are for general informational purposes only. They are not a substitute for a licensed appraisal, a general contractor's bid, a structural or geotechnical inspection, legal counsel, tax advice, or financial advice. Real estate investing and construction carry real financial risk, and every deal is different. Always verify numbers independently and consult the appropriate licensed professional before making a purchase, investment, or construction decision.

The Underwriter tool

Outputs (max offer, repair budget, carrying costs, and similar figures) are estimates based on the inputs you provide and general assumptions about the LA market. They are not appraisals and are not guaranteed to be accurate for any specific property.
You're responsible for the accuracy of the numbers you enter — garbage in, garbage out.
We may ask for your email before showing full results, as described in our Privacy Policy.

Consultations

Paid consultations are scheduled through Calendly and billed separately per the pricing shown on this site at the time of booking. Specific scope, deliverables, and cancellation terms for a given engagement will be confirmed directly with you before or at the start of that engagement.

No guarantee of outcome

Nothing on this site or discussed in a consultation is a promise or guarantee that any specific deal, renovation, or investment will be profitable or free of unforeseen issues. Past project results shown on this site (case studies, photos) are not a guarantee of similar results for you.

Intellectual property

The content, photos, and project case studies on this site belong to Analyst Dennis unless otherwise noted. Please don't reproduce or redistribute them without permission.

Third-party services

This site uses Calendly for scheduling and Netlify for hosting and form handling. Your use of those services is also subject to their own terms and privacy policies.

Limitation of liability

To the fullest extent permitted by law, Analyst Dennis is not liable for any losses or damages arising from your use of this site, the Underwriter tool, or reliance on any estimate, opinion, or content provided through them.
