Who we are

This site (analystdennis.com) is operated by Analyst Dennis ("we," "us"). This policy explains what information we collect when you use this site or the Underwriter tool, why we collect it, and what we do with it.

Information we collect

We collect the minimum information needed to run the site and respond to you:

Email address — if you unlock results in the Underwriter tool, the email you enter is submitted through Netlify Forms (our form-handling provider) and stored in our form dashboard so we can follow up about your deal. We also save a copy in your browser's local storage so the tool remembers you've already unlocked results and doesn't ask again on your next visit — that copy never leaves your device.
Booking details — if you book a consultation, that happens entirely on Calendly's platform. Any name, email, or scheduling information you provide there is collected and processed by Calendly under Calendly's own privacy policy, not by us directly.
Standard technical logs — our hosting provider (Netlify) and the services we load fonts from (Google Fonts) may log basic technical information such as IP address and browser type, as is standard for any website.

We do not run any analytics or advertising trackers on this site, and we do not use cookies for tracking or advertising purposes.

How we use your information

To show you the results you requested in the Underwriter tool.
To follow up by email about a deal you ran through the tool, or a consultation you booked.
To improve the site and the tool.

We do not sell your information, and we do not share it with third parties for their own marketing purposes.

Third-party services we use

Netlify — hosting and form submission handling. See Netlify's privacy policy.
Calendly — scheduling for consultations. See Calendly's privacy policy.
Google Fonts — used to load the typefaces on this site. See Google's privacy policy.

How long we keep it

Email addresses submitted through the Underwriter tool are kept in our Netlify Forms dashboard until we delete them or you ask us to. The local copy in your browser stays on your device until you clear your browser's site data.

Your choices

You can ask us to tell you what information we have about you, correct it, or delete it, at any time — just email business@analystdennis.com. If you're a California resident, this includes rights under the California Consumer Privacy Act (CCPA); we'll honor requests from any visitor regardless of location.

Children's privacy

This site is intended for adults evaluating real estate and construction decisions. It is not directed at children, and we do not knowingly collect information from anyone under 13.

Changes to this policy

If this policy changes, we'll update the date at the top of this page. Continued use of the site after a change means you accept the updated policy.
